Clementi has not seen a proper new launch in years, so there is genuine pent-up demand here. The location is strong - near Clementi MRT, NUS is right there, and one-north is a short drive. That translates to solid rental demand from academics, researchers and tech workers. The concern I always raise: pricing will reflect the scarcity, so compare the psf carefully against The Clement Canopy and Clavon resale before you commit. If you are buying to hold for rental income, this one makes sense. If you want capital appreciation over 5 years, I would want to see the actual launch price first.
